Master Plan and Phased Site Improvements for 280-acre Campus

Project: Campus Master Plan and Phased Site Development, Monroe, Michigan

Client: Sisters, Servants of the Immaculate Heart of Mary

Site: The 280-acre property, along the River Raisin, is the largest property in Monroe, Michigan. Land use includes a 350,000 square foot complex of convent, school, dining hall and auditorium built in the 1930s with adjacent campus landscapes, leased farmland and native oak savannah woodland.

Program: Ecologically sound master plan & site improvements, including the relocation and redesign of parking, roadways, and pedestrian circulation. The project required a Planned Unit Development Plan submission to the City of Monroe.

Design Approach: The Sisters envisioned a Master Plan and site improvements that made tangible their philosophy of living sustainably. Initial visioning workshops explored a Master Plan that created contemplative spaces that range from large-scale native landscapes and campus vistas to carefully crafted courtyards. It maps potential areas for site improvements as well as future sites for an eco-village, composting facility and community supported agriculture. The plan included a method for phasing improvements.


The first phase of the site development plan includes a restored campus that separates vehicular and pedestrian circulation, converts lawns to sustainable meadows, integrates stormwater management with vegetated swales and meadows, demonstrates natural greywater treatment with a constructed wetland, preserves rare oak savannah habitat, cultivates organic gardens and creates intimate courtyards.

Cost of Sitework Improvements: $3 million
